A majority of the properties we have under management are owned by our sister companies, Penn Residential Properties LLC, First State Residential Properties LLC and Camden Residential Properties LLC. Our parent contracts with us to manage the entire rental property investment life cycle from the selection of the investment properties for purchase, renovation, tenant selection and management of the rental properties.

House Flipping Investments

Through our expertise in real estate, we are able to identify opportunities to flip properties. Flipping involves buying properties at a discount as a foreclosure or fixer-upper, rehabbing the properties, and selling them for more than invested. Flipping opportunities are presented to interested investors, usually by way of a Comparative Market Analysis prepared with the help of a real estate agent. Interested investors provide the capital for purchase and rehabilitation work required to get the house ready for sale. We handle all the activities from the purchase, rehabilitation, sale of the property and the distribution of the return of capital and profits to the investors. Investors can choose to roll their return of capital, or profits or both as well as additional capital into the next flipping project.

Maintenance and Construction

We offer maintenance and construction services to property owners who are interested in renovating a property before they rent it or getting it ready for user and occupancy (U&O) or rental inspection by the township or municipalities if required in your location. Through our experience in property management in the markets we serve, we are able to recommend improvements to a property owner which are desirable to quality tenants, suggest materials to use, manage the renovation process using our own staff who are experienced in this field or external contractors.
