Property Management Services and Fees

Leasing: This service involves tenant placement and lease preparation. We take pictures and video of your property and post it on our website. We also creatively provide maximum exposure to your property. Due to our great track record in providing quality housing to tenants, we get a lot of referral tenants from existing tenants as well. We always have tenants looking for quality housing contacting us. We show the property to prospective tenants. Our screening includes analyzing the applicant’s income, employment history credit, background, and other key indicators that allow us to evaluate the quality of the applicant. We provide the owners with information gathered in the application process for final decision. Owners can chose to use any lease agreements that they choose. We however have a lease agreement available if the owner chooses to rely on our expertise in drafting the lease agreement. Our clients have the opportunity to review the lease and make any changes that they see as necessary.

Maintenance: We have our own experienced staff, list of contractors for hire or we’ll work with your contractors. We can offer you competitive rates for repairs either through our construction teams who give us great rates because we keep them busy. We handle simple service calls or a renovation under our maintenance and construction services. We provide our expertise to offer the property owner quality and reasonably priced work.

Rent Collection and Accounting: We offer rent collection services which include online rent payment and processing invoices for every tenant for properties we manage monthly. Client receives monthly statements with detail of rent collection, maintenance expenses, bill payment, capital improvements and other income and expenses. We process rents and mail the net income and statements on the 10th and 20th day of the month. At years’ end, you’ll receive a detailed cash flow statement.

Bill Pay/Utility Reimbursements: We offer the convenience of bill payment for expenses related to our clients’ properties. Expenses which the tenant is responsible for are included in the tenant statement for collection the following month

Eviction Filings: We have knowledge and experience ensure our tenants take position of their properties when the tenants violate their lease agreements.
